Blackstone's Jas Khaira Dismisses Concerns Over AI Build-Out Debt

Blackstone's AI chief argues that the massive debt taken on by GPU cloud providers is overstated, pointing to asset-backed lending secured by enterprise contracts.

Blackstone executive Jas Khaira speaking at TechCrunch Disrupt about AI infrastructure financing

Blackstone veteran Jas Khaira told the audience at TechCrunch Disrupt that the market’s anxiety over the massive debt being taken on by AI‑focused cloud providers is exaggerated.

Through its new BXN1 hub in San Francisco, the firm has become the largest non‑hyperscale owner of compute, backing neoclouds such as CoreWeave, Crux AI and Australian provider Firmus with billions in loans secured by GPU inventories and long‑term contracts with blue‑chip customers like Microsoft and Meta.

Khaira explained that Blackstone’s credit model prices risk against the creditworthiness of the end‑customer rather than the raw hardware, allowing it to extend a $2.3 billion facility to CoreWeave when the neocloud had only $30 million in revenue.

Since then, the same structure has been replicated for multi‑billion‑dollar facilities, pushing CoreWeave’s total debt to roughly $50 billion. Critics argue that GPU collateral alone may not hold value if demand softens, but Khaira maintains that the contracted revenue streams provide a durable backstop.

Why it matters for GPU / AI infrastructure

For operators and investors in GPU clouds, the Blackstone playbook shows how asset‑backed lending can unlock capital without diluting equity, while also highlighting the importance of securing enterprise‑grade off‑take agreements to keep financing costs low.
